20-Unit, Mixed-Use Building Under Construction in Fishtown

Just over two years ago, we told you that developers were seeking a variance to build a 21-unit, mixed-use building along Lee Street on the back part of the parcel at 1324 Frankford Avenue. At the time, they were building a 50-unit project at 1324 Frankford. The development team ended up getting the variance for the project on Lee Street. Over the last two years, the plans have changed slightly since we first reported on the development.

The project now entails a 4-story building with 20 residential units, nearly 4,000 square feet of ground floor commercial space, 7 bicycle stalls, a green roof, and a roof deck.

If you go by the site today, you will see that the building is already framed out up to the fourth floor. We imagine that windows will be installed in the coming month and facade work will follow shortly after. It looks like the massing of the building has changed a bit from when renderings were released two years ago. However, we imagine the design will be very similar to what was planned back then.

We’re happy to see this project moving forward. It’s great to see 20 new homes built so close to the Girard El Station and for another sizable commercial space to be added on Lee Street. This block of Lee Street is quietly becoming its own little commercial strip nestled between Frankford Avenue and Front Street. Pizzeria Beddia and Hiroki Sushi already have their main entrances on Lee Street. Bottle Bar East and Kensington Quarters’ rear yards back up to Lee Street and W.M. Mulherins currently has their garden facing the street. We’ve also heard that a new beverage concept will be moving onto the block sometime this year.
