14-Story, 360-Unit, Mixed Use Building Rising at 2nd and Spring Garden

Last week, we told you about PennDot’s plan to make improvements to 4 sites along I-95 in and around Northern Liberties. One of the sites is situated right across 2nd Street from one of Philadelphia’s coolest projects currently under construction.

We originally told you about plans for this development in May of 2021 when it was in the planning phases. Since then, the unit count has increased slightly and now, if you go by the intersection, you’ll see that construction is well underway.

Steel work is now up to the 8th floor of this 14-story, 314,890 square foot project that will include 360 residential units, 21,841 square feet of commercial space, 83 automobile parking spots, and 122 bicycle stalls.

The project will include public outdoor space on the west side of the building. The development is the first phase of a master plan to redevelop the west side of 2nd Street between Spring Garden Street and Callowhill Street. When complete, the developer plans to turn American Street into a pedestrian plaza. The second phase of the master plan calls for a 23-story, 397-unit, mixed-use tower at 2nd and Callowhill. Demolitions is currently underway in anticipation of that development

The facade of the building at 2nd and Spring Garden will be clad in dark grey brick and will feature a curved corner at the 2nd and Spring Garden intersection. We must say, we think the design looks great.

We’re happy to see 360 new homes being built one block away from the Spring Garden El Station and love the visual effect this project is having on the streetscape. We look forward to watching this tower grow over the coming months and to seeing what kind of changes hundreds of new residents will have on the Northern Liberties retail scene.
