
Traditionally, the retail scene on East Girard Avenue has been less prolific the farther away from Frankford Avenue and the closer to Interstate 95 that you travel. However, over the last several years, we have seen multiple new businesses open on this strip, likely fueled by the new housing units added in this neck of the woods. Multiple multi-family and mixed-use buildings along with infill single family homes have been added on and just off of Girard Avenue in recent years.
It looks like another significant project is moving forward just south of Girard Avenue on East Berks Street. Construction permits were issued yesterday for a 4-story, 37,971 square foot building with 40 residential units at 1112-16 E. Berks Street. According to zoning permits issued in February, the project will be utilizing the moderate income housing bonus and the green roof bonus.

Demolition permits were also recently issued for the existing building on the site, which was most recently the home of Heclyn Precision Gear Company. The building is still standing, but an orange demolition notice is already hanging on the facade.
