Frankford Avenue on the northern side of Fishtown has been on fire recently with multiple new construction mixed-use buildings rising. One of the coolest new commercial tenants is the Tired Hands Biergarten, the brewery’s first step into the Philadelphia market. Tired Hands opened the outdoor-only space last fall and has plans to open a full restaurant and bar called St. Oner’s right across the street in the coming months. As you may know, Tired Hands was founded in Ardmore, PA and has a bit of a cult following. Their beer’s presence on a tap list and can releases attract mobs of people from across the region.
With that being said, developers were smart to purchase a vacant lot right next door to the beer garden at 2219 Frankford Avenue. The new owners paid $195,000 in June of 2018 for this CMX2 zoned lot. The lot received a zoning variance in November of 2018 that permitted the developer to proceed with a mixed use building that includes 4 residential units, a ground floor commercial space, and a roof deck.
The project team wasted no time, receiving a new construction permit on March 19th and already breaking ground. We hope the project keeps moving forward quickly as we selfishly do not want our outdoor Alien Church drinking to be impacted by construction.
