Zoning permits were issued for a 6-story, 45-unit building with ground floor commercial space on the site of a former furniture wholesaler at 1212-16 North Delaware Avenue across from Penn Treaty Park in Fishtown. The building will also include 16 bicycle spaces. 12 automobile parking spots, including an auto share spot, will be located off site at 950 Marlborough Street in order to comply with parking minimums in the CMX-3 zoning code.
Back in 2016, a very similar building was proposed for the site. That plan entailed a 6-story building with 38 residential units, ground floor commercial space, and office space on the second floor. It looks like the office space was dropped in favor of more residential units, which will surely be in high demand in this prime location along the Delaware River. If you were really looking forward to some office space coming to this location, you’ll be happy to know that there will soon be a ton of offices in the Delaware Generating Station, which is currently getting renovated.
We’d love to see some kind of convenience store with a deli move into the commercial space at 1212-16 North Delaware Avenue once this building is completed. During the warmer months, there are always a ton of people hanging out in Penn Treaty Park, but it seems like there’s nowhere nearby to go grab a sandwich or other necessities. Johnny’s Hots is a great spot, but it seems to be closed every time we’re hanging out at Penn Treaty.
