We’ve told you about several projects happening at and around the intersection of 2nd St. and Cecil B. Moore Ave. We covered 43 units on the southeast side of the intersection, 93 units + commercial on the northeast corner, 54 units just northeast of the intersection, and another 32-unit project that needed a variance just a half block northeast. Three blocks north, the 100+ unit Gotham Tower project is rapidly progressing at 2nd and Norris. Many other projects amounting to 100’s of units are sprinkled between Cecil B. Moore and Norris on and off of 2nd St., driven by the transit-accesibility of the location.
Let’s add another project to the mix. Permits were recently issued for the construction of a 28-unit building with 10 bicycle spaces, a green roof, and a roof deck on the vacant lot at 1817-19 N 2nd St. between Montgomery and Berks St. The oddly-shaped, roughly 10,800 SF parcel is zoned ICMX and RM-1. It has had multiple proposals for it over the years, including a 21-unit project in 2016, a 20-unit + retail project later in 2016, and a 17-unit plan in 2018.
Hopefully, development moves forward this time around. It looks like site work has already begun. This location is a 0.3 mile walk to the Berks El Station, which should be a huge draw for future residents. We love to see residential units added near transit stations and the continued interest in development along the Market-Frankford Line.
