192-Unit, Mixed-Use Project Under Construction in Allegheny West

It was back in November of 2019 when we told you about a massive project planned in Allegheny West. At that time, the project was going through the entitlement process. This was one of those projects that we were surprised to see proposed as the neighborhood didn’t have a ton of new development at the time. Today, however, if you walk around the pocket of the neighborhood surrounding Ridge Avenue and Allegheny Avenue, you will see a ton of new construction projects and recently completed buildings. For sale townhomes and multifamily developments are prevalent now in this section of Philadelphia.

When we first told you about the project at 3417 West Indiana Avenue, it entailed 172 residential units. It looks like the plans grew over the years. The project now entails a 7-story building with 192 residential units, more than 18,000 square feet of commercial space, 74 automobile parking spots, 64 bicycle stalls, a green roof, and a roof deck.

If you go by the site today, you will see that foundation work is well underway and the elevator shaft is rising out of the ground.

When complete, the residential and retail entrances will be located on Indiana Avenue, while the parking entrance and loading dock will be located on 34th Street. The building will be clad in black brick and gray and orange metal panels. Standing at a total height of 85 feet, this will be the tallest building on the block and will provide a great core of density within the neighborhood.

We’re excited to see this project move forward and definitely now see the vision of the development team with all of the other projects that have been built in the immediate area over the last few years. This is a great pocket of Philadelphia located right next to East Falls and the parklike Laurel Hill Cemetery. It will be interesting to see the affect that hundreds of new residents have on the neighborhood when this building fills up and we’re looking forward to seeing what kind of business opens in the commercial space.
