Ridge Avenue continues to develop from Broad St. to Girard Avenue. We’ve told you about the 521 new units going in at Broad and Ridge, the two new buildings at 16th and Ridge, and multiple projects on Ridge near Girard Ave.

Add another project to the mix. 1650 Ridge Ave. is a 4,134 SF CMX-2.5 parcel that has been sitting vacant for more than 10 years. A blighted and roofless building sat on the northern half of the lot, but was demolished somewhere around 2009.

In December of 2018, zoning/use permits were pulled to construct a 5-story, 64 foot tall building with ground floor commercial, 12 residential units, 4 bike spaces, and a roof deck on the site. Construction started somewhere around the end of 2019, with the foundation in place last November.

Today, the elevator shaft has been built, the first floor steel has been erected, and framing is starting up to the 3rd floor. Workers were on site last week when we stopped by to take pictures.

This project is another cog in the wheel for the evolution of Ridge Avenue and Francisville. We look forward to seeing the project get completed, new residents moving into the neighborhood, and a new retail space opening. What type of business would you like to see open here?
