6-Story, 35-Unit, Mixed-Use Building Planned on Front St. in Kensington

The development boom on Front Street in Kensington hasn’t slowed down and the 2000 block is one of the hottest along the northern stretch. We’ve covered multiple project on this block of Front Street and just off of Front Street in this area. Two buildings totaling 39 units and multiple commercial spaces are nearing completion on the northwest side of the block. Just off of Front Street on Dreer Street, a 24-unit building is also nearing completion. Across from that project, the Harbinsons Dairy Building has been transformed into 86 apartments, offices, and commercial spaces. We got a chance to tour Harbinsons Dairy, and we must say the project team did a fantastic job. Believe it or not, there are more projects and proposals in this area. Let’s add another pin to the map. Developers purchased the 6,526 square foot, CMX-2.5 zoned parcel at 2043 N. Front Street in December of 2020 for $920,000. When we saw the property listed for sale, we knew the auto repair shop was on its way out and that development was on the horizon. Now, we have a better idea of what’s planned.

Zoning permits were issued yesterday for a 6-story building with 35 residential units, ground floor commercial space, a roof deck, and a green roof. The project will be utilizing the green roof density bonus and the mixed income housing bonus.

As noted, this area is rapidly transforming from a sea of vacant lots and blighted buildings into homes for hundreds of people and multiple businesses. With that in mind, a mixed-use building seems like a more appropriate use for this property than an auto shop. We haven’t seen renderings for the project yet, but look forward to seeing what is planned.
