45-Unit, Mixed-Use Project Planned in Germantown

Just last week, we shared news about a 57-unit project that is moving through the pre-development process in Germantown and noted that the neighborhood has been seeing a ton of new development with even more projects in the pipeline. It looks like we have another project to add to the list.

Well respected developer, Argo Property Group, is planning a 4-story, 45-unit project with ground floor commercial space, 36 automobile parking spaces, a bike room, a gym, a green roof, and a roof deck at 234 West Chelten Avenue in Germantown on the site of the former House of Jin restaurant.

Ambit Architecture is responsible for the design work on the project, and we must say the renderings look fantastic. The facade along the street will be constructed of beige bricks and will be accented by industrial style windows. Large storefront windows will provide the future commercial tenant with a ton of visibility and will help put eyes on the street. The classic design will make this building look like it has been standing on Chelten Avenue for decades.

It’s great to see residential density and commercial space added to a growing neighborhood, especially so close to public transit. This site sits a block away from the Chelten Avenue regional rail station. Future residents of this building will be able to get into Center City or out to Chestnut Hill without using a car.

A zoning permit was issued for the project yesterday. Construction permits have yet to be issued, but the development team plans on breaking ground sometime in the beginning of 2022.
