30-Unit Building Coming to 3rd and Christian in Queen Village

The vacant lot on the southwest corner of 3rd and Christian St. has been begging for development for years. Back in 2018, developers were pursuing a 40-unit plan for the property, which was strongly opposed by neighbors. Then, in 2019, we told you that the owners of the property were pursuing a variance for a 33-unit project with 20 parking spots on the single family zoned (RSA-5) parcel.

A slightly downsized version of that plan was eventually approved and it looks like the wheels are now in motion to break ground on the project in the near future. Construction permits were issued in January for a 3-story building with 30 residential units, 11 underground parking spaces, 14 bicycle stalls, and a roof deck. The parking garage entrance will be located on Christian Street on the west side of the building.

The design for the project was done by Ambit Architecture, who has been producing some of our favorite work in the city over the last few years. The red brick facade will be complimented by industrial-style windows, balconies, and planters along the base of the building. It’s great to see that at least 3 sides of the building will be clad in brick (the west side of the building is not shown in the renderings).
